LOCAL ARCHITECT WINS NATION’S HIGHEST AWARD FOR EXCELLENCE IN “GREEN” AFFORDABLE HOUSING PROJECT.

H.U.D. Secretary Gives Agency’s Highest Honor to Dave Sadowsky, Architect P.C. for design of Universal Design / Green / Affordable Housing Prototype Home in Schenectady, New York

January 20, 2009-U.S. Housing Secretary Steven C. Preston named the Universal Design / Green / Affordable Housing Prototype Designed by Dave Sadowsky Architect PC for the City of Schenectady, as the recipient of the Platinum Award in HUD’s 25th annual Best in America Living Award (BALA) competition. The award specifically recognizes the excellence and features of the 1st of 13 such homes, recently completed and sold, being built and marketed to lower-income, owner-occupant families under Schenectady’s $2 million Affordable Green Housing Initiative.

Sponsored by HUD, Professional Builder magazine and the National Association of Home Builders, the BALA program showcases homes that illustrate the best in design quality, succeed in the marketplace, and exemplify the “Best in American Living.

The Universal Design / Green/ Affordable Housing Prototype was chosen for its innovative combination of green, accessible, and affordable housing features, while maintaining sensitivity to the historic character of the adjoining community, The project has also achieved LEED (Leadership in Energy and Environmental Design) National standard highest level, platinum certification. The homes are projected to use less than half the energy of a comparable size house, thus providing the new homeowners long term affordability as well. In addition, thru the use of “green” materials, the house has 1/3 the carbon footprint of a typical, similar sized house.

The 2008 BALA competition’s panel of 12 judges was composed of builders, marketing experts, architects, land planners, developers, design professionals, interior designers and Professional Builder editor. Troy, New York. Substantial rehabilitation / modernization of existing 94 Unit Subsidized Senior and Section 8 housing in a converted historic hotel to LEED standards. Work also includes conversion of heating and air conditioning system to geothermal system.

UPPER UNION STREET BUSINESS IMPROVEMENT DISTRICT
Schenectady, N.Y. Façade Improvement Program consisting of renovations to (+/- 20) small commercial buildings to upgrade building facades, and design for compatibility with existing Upper Union Street context.

BETTER NEIGHBORHOODS, INC,
Schenectady, New York: Design and construction observation of (14) prototype LEED gold and platinum certified , Universal Design, Affordable, Green Houses for a Not-for profit Housing Development Corp. The new construction, Universal Designed houses are located on former abandoned building sites on infill sites in economically depressed Schenectady neighborhoods. The houses incorporate photovoltaic and hot water renewable energy systems.

CITY OF SCHENECTADY – Schenectady Homeownership Program (SHOP).
Design and construction observation of (6) existing 2 family abandoned vacant homes, located in economically depressed neighborhoods, gut rehabilitated into (6) Energy Star, single family homes.

VILLAGE PRIMARY CARE,
Hoosick Falls, NY: Renovations to a 200 year old Victorian village house to convert to a Community Medical Service facility.

HUDSON RIVER COMMUNITY CREDIT UNION, TROY NY,
Gut Rehab of existing 40 year 1 storey building to new LEED certified, solar powered, branch credit union

COHOES FALLS APARTMENTS, COHOES, NY,
Substantial Rehab of 66 units of Affordable Rental Housing in (7) Historic Buildings, and New construction of a new LEED certified Community Center.
